About the Role:

We are seeking an experienced Commercial Title Examiner to join our team. This role is critical in ensuring clear and marketable title for commercial real estate transactions. The ideal candidate will have a strong understanding of title examination processes, commercial property laws, and the ability to identify and resolve title issues.

Key Responsibilities:

• Examine and analyze commercial real estate title documents, public records, and abstracts to determine ownership history and any title defects.
• Identify encumbrances, easements, liens, judgments, or other potential title issues.
• Prepare title commitments, title reports, and insurance policies in compliance with company and underwriter standards.
• Work closely with escrow officers, attorneys, and underwriters to resolve title defects and clear any encumbrances.
• Communicate title findings and potential issues to clients, lenders, and stakeholders in a professional manner.
• Stay updated on state and federal regulations affecting commercial title transactions.

Requirements:

• Experience: Minimum 2 -5 years of experience in commercial title examination.
• Education: High school diploma or equivalent required; a degree in a related field is a plus.
• Knowledge: Strong understanding of real estate law, title insurance, and underwriting guidelines.
• Skills: Excellent research, analytical, and problem-solving skills.
• Software Proficiency: Familiarity with title software (SoftPro, RamQuest, ResWare, etc.) and county recording systems.
• Certifications: Title license preferred but not required, depending on the state.
